The AI Mortgage Search: How Home Buyers Find a Lender in 2026

By the Ask and Be Found team 12 min read
Short answer

Two in three home buyers now use AI to research mortgage lenders, and most of them act on what it tells them. We surveyed 500 US buyers and shoppers in September 2026 about where they look, what they ask, and what they do next, and tracked 627 ChatGPT answers to local mortgage questions to see who it names.

Key findings

  • 68% used an AI tool to research, find or compare mortgage lenders. Among first-time buyers it is 75%.
  • AI now outranks every comparison site. ChatGPT (55%) trails only Google (90%), friends and family (74%) and real estate agents (66%). It beats Credit Karma, LendingTree, NerdWallet and Bankrate.
  • AI names names. 80% of AI users say it recommended specific lenders. 76% contacted one of them, and 55% chose or intend to use that lender.
  • Buyers ask AI the money question first. The top requests are lenders with the lowest rates (46%) and lenders in my area (45%).
  • AI quotes rates, and most buyers find them credible. 69% received specific rate numbers. Of those who compared them with real quotes, two in three said they were close.
  • Buyers want what lenders can't say. "Best" and "rates" lead the questions buyers put to AI, and compliance and an "advice, not price" sales culture keep most lenders from using either. Buyers who ask AI about rates are twice as likely to use a rate directory (50% vs 23%).

Frequently asked questions

How many home buyers use AI to find a mortgage lender?
In our September 2026 survey of 500 US home buyers and shoppers, 68% said they used an AI tool specifically to research, find or compare mortgage lenders. Among first-time buyers the figure was 75%.
Which AI tools do home buyers use for mortgage research?
ChatGPT leads at 55% of buyers, followed by Microsoft Copilot (24%), Claude (18%), Meta AI (16%), Perplexity (8%) and Grok (6%). Most buyers who use AI use about two tools, and almost all of them also use Google.
Does ChatGPT recommend specific mortgage lenders?
Yes. 80% of buyers who used AI for lender research say it named specific lenders, and 76% contacted one of them. When a buyer names a city, ChatGPT names local lenders: across 627 tracked answers, Rocket Mortgage, Chase, Wells Fargo and Bank of America appeared in only 21 and were never named first.
What do home buyers ask AI about mortgages?
The most common requests are lenders with the lowest rates (46%), lenders in my area (45%), checking a lender's reviews or reputation (33%), the best lenders for first-time buyers (31%) and lenders with low fees (31%).
How can a mortgage lender get recommended by AI?
Our tracking points to three levers. Publish local pages AI can cite, since half of what AI cites is a lender's own website. Build reviews and directory profiles, since AI quotes ratings in almost every answer about the best lender. And answer the rate question, where AI currently relies on rate directories and on lenders that publish rates.
